The exterior lighting on Lots shall be directed downward and shall not be directed outward from, or extend beyond, the boundaries of any Lot. All wiring on any Lot shall be under round. No exterior radio, television and/or citizens‑band radio antennae, satellite dish, or other broadcasting or receiving apparatus, or cable television (or other) exterior wiring shall be permitted upon any Lot or any of the Property; except for a community cable television or radio system or other similar equipment installed or approved by Declarant for the benefit of all of the Lots or such portion thereof where cable service is available. In the event cable service is not available to a Lot, roof antennas (but not satellite dishes) may be installed temporarily, and shall be removed when cable becomes available within thirty (30) days of a request therefor by the Board of Directors.

NOTE: In Section 25.104 of the Code of Federal Regulations, the Federal Communications Commission (“FCC”) prohibits restrictions impairing the installation, use or maintenance of certain antennae used for direct TV or wireless signals that are 1 meter or less in size. What this means is that the Covenants will apply to any satellite dish greater than 1 meter, and that dishes 1 meter or less will be allowed, despite the prohibition in the Covenants. I read the FCC regulations as allowing some control over placement of the dish, so long as the user’s installation, use, maintenance and reception are not compromised or impaired.
