Association dues are billed on an annual basis for the then-current budget year which is January - December. Bills for dues are typically mailed in February and payments are due March 1 of each budget year.
Currently, for the 2024 Fiscal/Calendar Year, the amount of annual dues per lot is $143.00. Our covenants generally provide that, except for special assessments, dues cannot be increased more than 10% per year. The Association has not imposed any special assessment to date.
Dues pay for, among other things, our annual members' meeting and picnic, some social committee events, operating expenses, deposits to reserves for common drive maintenance and entrance monument maintenance, and snow removal for the common drives. Dues do not cover sewer or water charges for any home - those charges are paid by homeowners directly to Howard County, Maryland. Our financial records are audited by an outside independent public accounting firm annually. We do NOT employ an outside management company.
